Modern House Construction Process in Pakistan: Step-by-Step From Plot to Handover
Auraxis Studio Engineering Division
Site Operations & Civil Engineering
A detailed, transparent breakdown of the modern house construction lifecycle in Pakistan. Follow our 8-stage architectural framework from initial site excavation to final luxury handover.
The 8 Phases of Professional Residential Construction
Demystifying the Construction Journey for Discerning Homeowners
Building a luxury residence is an intricate symphony of geotechnical engineering, structural civil contracting, mechanical engineering, and fine artisan craft. When properly orchestrated by certified architects and civil engineers, construction progresses predictably and safely.
Here is how Auraxis Studio executes residential projects from raw ground to final key handover across Lahore and Islamabad.
Stage 1: Site Mobilization, Demarcation & Deep Excavation
Establishing the Indestructible Structural Footing
We begin with precision laser boundary demarcation to verify survey pillars and setbacks. Site fencing, security sheds, and temporary construction water/power lines are mobilized.
Heavy hydraulic excavators excavate down to solid load-bearing soil strata as specified in the geotechnical soil report. Excavated trenches are leveled and mechanically compacted using heavy plate rollers.
Stage 2: Anti-Termite Chemical Barrier & Reinforced Raft Foundation
Eliminating Subterranean Termites & Ground Settlement
Subterranean termites cause billions of rupees in structural damage across Pakistan. Before pouring concrete, we apply high-pressure chemical barrier injections (Bifenthrin/Imidacloprid) across all bed trenches and perimeter walls.
A lean concrete mud mat (1:4:8 mix) is cast, followed by heavy-gauge polyethylene water-retardant membranes. Steel rebar cages (Grade-60) are tied with concrete cover spacers, and the reinforced concrete foundation raft is poured continuously with high-frequency mechanical vibrators.
Stage 3: RCC Superstructure Columns & Class-A Brick Masonry
Forming the Monolithic Load-Bearing Skeleton
Reinforced concrete columns are cast using true-plumb steel formwork. Class-A kiln-burnt red clay bricks are immersed in water tanks before laying to ensure they do not suck hydration moisture from the cement-sand mortar.
Exterior 9-inch cavity walls and interior 4.5-inch partition walls are erected in true English bond. Lintel beams are cast over every door and window opening to distribute vertical loads safely.
Stage 4: Roof Slab Shuttering, Rebar Tying & Monolithic Pour
Casting the Concrete Shelters with Mandatory Water Ponding
Formwork is constructed using smooth steel shuttering sheets supported by heavy steel scaffolding jacks. Main and distribution steel rebar are tied in strict accordance with the structural engineer’s structural drawings.
Concrete (1:1.5:3 mix, 3,000–4,000 PSI) is poured in a single continuous monolithic pour using machine mixers or batching plant transit mixers. Immediately upon initial set, brick mud bunds are created for 21 days of continuous water ponding curing.
Stage 5: Concealed MEP Rough-Ins (Plumbing, Electrical, HVAC)
Installing the Vital Organs Before Plastering
Before wall plastering, all infrastructure pathways are chiseled with electric wall chasers. High-grade PPRC hot/cold water pipes (Popular or Beta) are welded and subjected to 10-bar hydrostatic pressure testing for 24 hours to guarantee zero leaks.
Heavy-duty PVC electrical conduits with pull wires, deep metal back-boxes, and heavy-gauge copper refrigeration piping for split/VRF air conditioners are embedded securely.
Stage 6: Multi-Coat Waterproofing & Precision Plastering
Guarding Against Moisture Infiltration and Surface Cracks
Basement exterior walls, underground water tanks, and rooftops receive multi-coat bituminous and elastomeric SBS waterproofing membranes. Rooftops are layered with thermopore insulation boards, screed slopes, and heat-reflective tiles.
Interior walls are finished with 1:4 sand-cement plaster applied against true-vertical level bull marks. Fiberglass crack-arrest mesh is applied at all joints where brick masonry meets concrete columns.
Stage 7: Luxury Architectural Finishing & Custom Joinery
Where Craftsmanship and Aesthetics Converge
Porcelain tiles and imported Italian marble slabs are installed with laser levels and leveling clips. Moisture-resistant gypsum false ceilings are hung on galvanized steel channels, incorporating recessed magnetic track channels and warm LED cove lighting.
Bespoke kitchen cabinetry with Blum soft-close mechanics, double-glazed slimline architectural aluminum windows, solid wood doors, and sanitary brassware are installed with artisan precision.
Stage 8: 200-Point Snagging Audit, Commissioning & White-Glove Handover
Total Operational Verification and Complete Peace of Mind
Every electrical switch, circuit breaker, water pressure diverter, drainage slope, and door lock undergoes our rigorous 200-point snagging audit.
After comprehensive industrial deep cleaning, the home is handed over to the client along with complete "As-Built" architectural drawings, MEP schematics, and equipment warranty documentation.
